Building Towards a Better Future

Opportunities in workforce and affordable housing have proved stable and shown to be one of the most resilient investments within the real estate sector in bull market economies or in recession. Redwood Dev Co is focused on developing thousands of workforce and affordable housing units in the coming years to provide supply to a much-needed gap in the marketplace. The drastic increase in the cost of living has significantly outpaced income levels and there is a clear need for more workforce housing in South Florida and beyond.

Redwood Dev Co currently focuses in South Florida, where the monthly cost of living has increased drastically when compared against national averages. Miami is now one of the most rent-burdened cities in the United States which has created scarcities in housing availability for working class families.

Brian A. Sidman

FOUNDER & PRINCIPAL

As the Founder and Principal of Redwood Dev Co, Sidman has developed an institutional real estate development and asset management platform focused on workforce housing. Sidman has recently completed his 138-unit townhome workforce housing project, Sailboat in Opa-Locka, FL. The project was successfully refinanced for $46.6M in February 2022.

Across Redwood Dev Co and its holding company investments, Sidman has led the construction, development and investment of projects in workforce housing, solar, infrastructure and natural resources.

Prior to founding Redwood, Sidman formerly served in executive capacities for Real Estate sponsors specializing in REITs, Real Estate Partnerships, DSTs and TICs.

Sidman is a Co-Founder and Principal at METIS Innovative, a venture capital firm focused on investments in early-stage Neuroscience medical devices, and is a Co-Founder of KidsBasel, which provides innovative arts curricula for K-12 students.

Sidman is a former board member of a charitable foundation that donated over $16MM to St. Jude Children’s Research Hospital in Memphis, TN and a former board member of Lux Home, Inc. DBA Pella Windows and Doors NJ/NY, and a society member at Mount Sinai Medical Center on Miami Beach.

David Burstyn

Co-Founder, Principal

Burstyn has a strong real estate development background that builds upon his private real estate capital markets expertise. Burstyn recently completed Mirage at Sailboat Cove, a 138-unit townhome workforce housing project that has benefited from his 15 years of experience in working with various Section 8 programs within Miami-Dade County. The project was successfully refinanced for $46.6M in February 2022

Burstyn has also broke ground on Mosaic Apartments, a 98-unit workforce housing $33M development.

He has extensive experience with new construction, renovations and conversions. He has owned and operated numerous apartment buildings and hospitality assets, such as Travel Lodge, Days Inn, and Howard Johnson.

Burstyn owns Winston Capital Management, LLC which acts as a private lender conduit for high-net worth individuals and sponsors that are in need of unique private financing.

Burstyn attended the University of Maryland at College Park. He is a supporter of the Dolphin Cycling Challenge benefitting the Sylvester Cancer Research Center at the University of Miami, a Founder at Mount Sinai Hospital in Miami Beach, and a contributor to The Seed School and Educate for Tomorrow, which benefit foster children in the South Florida region.

Jeremy Ben-David

PRINCIPAL & GENERAL COUNSEL

Ben-David is an experienced deal attorney with $2B+ in transactional experience across his career. In addition to serving as Principal & General Counsel for Redwood and its parent company, BAS Holdings Investments, LLC (“BAS Holdings”), Ben-David is also the Chief Legal Officer of Sol-REIT, LLC (a portfolio company of BAS Holdings).

Prior to joining BAS Holdings, Ben-David: co-founded AXS Law Group, PLLC in 2016, a full-service boutique law firm; was corporate counsel at Bayview Asset Management, LLC, a real estate investment management firm focused on investments in mortgage and consumer credit, including whole loans, asset backed securities, and mortgage servicing rights.

Ben-David also served as a real estate counsel at Bilzin Sumberg in Miami, FL where he represented one of the nation’s largest special servicers, spearheading CMBS loan portfolio sales on its behalf•Prior to practicing law, Ben-David was Acquisitions Manager at Alterra Capital Group, where he was responsible for sourcing, underwriting, and repositioning undervalued and distressed multifamily properties throughout the Southeast, including the acquisition of 3,000 units and $200MM in assets.

Ben-David graduated with honors from the University of Michigan in 2001, and received his Juris Doctor from the University of Miami School of Law in 2006, where he graduated cum laude.

Joseph Benton

EVP OF CONSTRUCTION AND DEVELOPMENT

As Executive Vice President of Construction and Development, Joseph brings more than 20 years of real estate development experience and is responsible for the planning and execution of the Redwood Dev Co real estate projects.

Prior to joining Redwood Dev Co, he was instrumental in the successful completion of diverse, high-profile real estate projects for Global City Development, Fort Capital Management, Maefield Development, and WCI Communities in both Florida and the Exumas.

Joseph holds a Master’s and Bachelor’s degree in Civil Engineering from The George Washington University in Washington, D.C. He is a Registered Professional Engineer (Structural and Architectural), Special Inspector, and State Certified General Contractor in Florida.

Gabriel Duarte

Development Manager

Gabriel Duarte joined the team in April of 2023 and serves as Development Manager for Redwood Dev Co. Primarily, he oversees all facets of the real estate development process, from entitlements and design to construction and compliance. He also assists with the preparation and submission of applications for Low Income Housing Tax Credit (LIHTC) project financing.

Gabriel has an extensive background in real estate and urban development, specifically in the South Florida region. Prior to his role at Redwood Dev Co, he worked in Development Management at McDowell Housing Properties and the Related Group. During his tenure at both firms, he was responsible for managing the development, construction, and rehabilitation of 1,500+ affordable and workforce housing units.

Born and raised in Miami, Duarte received a Bachelor of Arts (BA) in International Business from Florida International University. Additionally, he holds a National Affordable Housing Professional Certification from First Housing University.

Doris M. Arbaiza

VP of Accounting

Doris is the Vice President of Accounting for Redwood Dev Co. with over 20 years of experience in real estate accounting, specializing in diverse sectors such as high-rise condominiums, condo-conversions, townhomes, and both 9% and 4% LIHTC multi-family affordable housing development. Doris is recognized for her expertise in navigating the complexities of real estate financial management, including development, construction, and property management accounting.

Before joining BAS Holdings, Doris worked 13 years at Cornerstone Group, where she served as a Senior Accountant ensuring effective financial oversight for a diverse portfolio of properties. Transitioning to Housing Trust Group, she spent 4 years as a Controller for the Development division. Her strategic financial management played a pivotal role in optimizing the financial performance of the organization.

In her role as Director of Treasury Operations for 3 years, Doris continued to showcase her leadership skills by overseeing treasury functions and implementing optimal cash management strategies, further enhancing her comprehensive understanding of real estate financial operations.

Doris earned her Master of Accounting and Bachelor's in Accounting with honors from Florida International University, demonstrating her commitment to academic excellence. This, combined with her extensive work history encompassing development, construction, and property management accounting, positions Doris as a highly versatile and experienced professional capable of leading financial operations with a strategic and informed approach. Doris is dedicated to ensuring compliance with industry regulations, driving process improvements, and providing insightful analysis to support key business decisions. Her leadership extends to successfully managing cross-functional teams and fostering effective collaboration with stakeholders.

Ana R. Arbaiza

Accounts Payable/Receivable Manager

Ana R. Arbaiza is the Accounts Payable/Receivable Manager at Redwood Dev Co, bringing over 25 years of extensive experience in Cash Application, Accounts Payable, and Accounts Receivable. She is known for her strong technical skills and quick learning ability. Ana has consistently demonstrated proficiency in managing financial transactions, reconciling accounts, and ensuring the accuracy of financial records.

Throughout her career, Ana has excelled in various roles, including Cash Applications Specialist, Office Administrator, and Payroll Coordinator. In these positions, she has honed her expertise in bank reconciliation, general ledger accounting, and financial reporting. Her dedication to maintaining financial integrity and her ability to adapt to new challenges have made her an asset in every organization she has been a part of.

Maxwell Daniels

Development Coordinator

As Development Coordinator, Max is responsible for the day to day coordination and maintenance of development projects, continual precision on applications for the Low Income Housing Tax Credit (LIHTC), and to assist the Development Manager in all necessary capacities.

Max is a 2024 graduate of Hobart College with a Bachelor of Science in Economics and a passion for real estate. He played four years of NCAA Division 3 College Soccer including an NCAA tournament appearance and a two-year Captainship.

Max was born in New Jersey, but has spent over a decade living in South Florida with his family and two younger siblings.
